Actually, that's not correct.  The cost for TOSBoot is the amount of
flash that you take away to offset the starting address of the
application.

If the app starts at 0x4800, then you've taken away 0x800 bytes, or
2048bytes.  Seeing that your TOSBoot is 2070 bytes, that means you
must move up to the next page, which means the app can't start until
0x4C00, so in reality, you've taken away 3072 bytes.
